The client zone includes a refurbished welcome lounge, integrated video meeting rooms, and a boardroom with an operable wall that expands into the adjoining space for larger meetings or events.
The staff zone combines focused work and breakout, with sit-to-stand workstations positioned along the perimeter to capture views across Collins Street. Focus rooms and meeting lounges support a range of work preferences. Shelving in the breakout is designed for a future library, while a credenza allows tenants to display and personalise the space. Touches of home define this kitchenette and dining space, with soft furnishings and décor introducing a more residential quality. Soft ambient lighting, rich timbers and fluted glass ease the transition between the two spaces.
This speculative suite for Dexus is shaped by thoughtful, strategic design decisions, maximising impact while strengthening its appeal in a competitive leasing market.
Venko repositioned an existing fitout into a suite designed to strengthen Dexus’s leasing offer and attract the right tenant. Informed by the surrounding city and the Dexus brand identity, the design balances commercial appeal with long-term value. Adaptive reuse was central to the project, opportunities to retain and enhance were identified, with best-practice principles applied to unlock potential while aligning with the target programme and investment.
A strategic audit of the suite informed the design, assessing the built form, FFE and furniture holistically. Partitions and glazing were selectively retained and reconfigured to improve functionality, natural light and alignment with leasing objectives.
